COLLECTION of data required for care, maintenance & management:
- Names of preferred service companies
- Copies of service contracts - operation manuals, warranties, etc.
- Insurance policies - Fire & EC and liability
- Mortgage Company data - payment books/tickets, loan number if Fox to make mortgage payments
- Names on deed, Power of Attorney if necessary
LISTING PROCESS
- Entering of listing into "MRIS" Realtor computer service
- Installation of sign and lock-box
- Arrangements with occupant for showing
- Vacant houses - arrangements regarding utilities, lawn mowing, snow removal, winter - protection, etc.
- Confirmation of utility companies (and plans for payments between owner, occupant and tenant)
- Timely response to request for showing - sign, ads, etc.
- Timely response to request from other agents and prospects with regard to additional information on property
- Preliminary review with prospects regarding qualifications
LEASING PROCESS
- Provide "application forms" to interested parties
- Arrange for receipt of application and security deposit
- Obtain and analyze credit reports
- Request information from employers.
- Obtain references from current and/or former landlords
- Review qualifications with owner
- Recommendations for owner
- Notify prospect of acceptance or rejection
- Prepare lease - deposit earnest money
- Deliver "Lead Paint" booklet & disclosure form (if structure built before 1978)
- Timely appointment with tenant for lease signing
- Instructions to tenant regarding utilities & responsibility re:maintenance
- Conference with landlord and acceptance of lease on behalf of landlord
- Procure landlords signature
- Deliver leases to all parties
- Collect first months rent prior to occupancy
- Deliver keys to tenant at commencement of lease
MANAGEMENT PROCESS
- "Move-in" inspection-condition report prepared
